Blackburne Property Group has appointed Multiplex as the builder for its $350 million project, The Grove Residences.

The Grove intertwines the fabrics of Claremont, Peppermint Grove and Cottesloe, widely considered one of Australia’s most exclusive and expensive areas of Perth, WA.

Located at the point where each town boundary touches, near the banks of the Swan River, The Grove is a place where natural serenity stands side by side with the energy of the city.

The Grove is a collection of luxurious, architecturally sculpted apartments designed by MJA Studio, blending refined Art Deco influences with forms that maximise natural light. The residences are surrounded by world‑class resort‑style amenities, lush gardens and landscaping, and offer sweeping river views over Peppermint Grove and ocean vistas across Cottesloe.

August 2021 — Construction Commences

A formal sod‑turning ceremony on 13 August 2021 marked the official start of construction, attended by WA Planning Minister Rita Saffioti, Paul Blackburne, and Multiplex’s Chris Palandri.

2021–2022 — Site Preparation & Early Works

Multiplex began transforming the former Sundowner Hostel site into a four‑building luxury precinct, coordinating demolition, ground works, and early structural staging.

2022–2023 — Structural Build & Amenities Integration

The project progressed through major structural works, façade installation, and the integration of high‑end amenities, including the 30m heated pool, wellness facilities, and rooftop entertainment spaces.

November 2024 — Project Completion Announced

Hera Engineering confirmed the successful completion of The Grove Apartments, highlighting the use of smart structural solutions that reduced material usage, lowered costs, and minimised the project’s carbon footprint.

  1. A Complex Four‑Building Precinct on a Tight Urban Site

Delivering four residential buildings on a constrained, highly visible western‑suburbs site required meticulous staging. Multiplex overcame this by sequencing works to minimise disruption, coordinating crane operations, and maintaining community access throughout the build.

  1. High‑End Amenities Increased Engineering Complexity

The inclusion of luxury amenities — from the 30m heated pool to the rooftop cocktail bar and 360° viewing deck — demanded early integration of structural allowances, services coordination, and mechanical systems. Hera Engineering addressed this through smart structural solutions that reduced material usage while maintaining strength, improving efficiency and sustainability.

  1. Sustainability Targets Required Innovative Structural Thinking

Hera Engineering’s mandate to reduce the project’s carbon footprint meant rethinking traditional structural approaches. Their team implemented material‑efficient designs that lowered embodied carbon and reduced construction costs without compromising durability.

  1. Managing a Large Workforce Across a Multi‑Stage Build

With 1,100 construction jobs generated, workforce coordination was a major operational challenge. Multiplex relied on advanced scheduling and subcontractor management to keep the project aligned with its delivery targets.

  1. Market Pressure from Exceptional Pre‑Sales

With 85% of apartments sold before construction began, the team faced heightened expectations from buyers. This created pressure to maintain momentum and deliver on the premium design vision. Strong early planning and stakeholder communication helped keep the project on track.

Draftech’s Involvement:

This project consisted of four premium residential apartment towers connected by a shared basement structure. Our team was responsible for producing coordinated services drawings aligned with the staged concrete pour program, ensuring documentation was delivered in line with construction sequencing.

The premium nature of the development introduced several design challenges. High ceilings combined with limited-service space required careful planning and coordination. Each apartment was meticulously modelled to align with the wet areas above, ensuring accurate drainage design and maintaining consistency throughout the vertical stacks.

Acoustic treatment between apartments was also a key consideration. These requirements occupied additional space within the ceiling zones and required careful coordination to ensure the acoustic performance was maintained without compromising service installations.

With four towers progressing simultaneously, our team worked across multiple areas of the project at once, requiring careful resourcing and coordination to maintain the program and deliver consistent outcomes across the entire development.
